Our inclusive rent covers nearly all your living costs, so you can plan with clarity and peace of mind. Rents vary by apartment size and location, and are reviewed annually in line with the Retail Price Index.

Birchgrove apartments are individually priced, with rent based on the apartment type, size, and location.

Our inclusive rent makes life simple — one clear monthly payment covers almost everything you need to live comfortably and confidently. A one-off joining fee is also payable when you reserve your apartment. This includes:

Do I have to sell my home to move to Birchgrove?

Not necessarily. While many neighbours choose to sell their home, others rent out their property or use savings, pensions, or family support to fund their move. Our Later Living Advisors and MoveEasy partners can help you explore what works best for your situation.

Yes — all Birchgrove apartments are offered on assured tenancies, giving you the right to stay for life if you choose. You’ll never be asked to move on unless it’s your decision.

Are there any extra costs beyond rent and the joining fee?

No — there are no service charges, exit fees, or hidden extras. Your inclusive rent covers most day-to-day expenses, from utilities and maintenance to housekeeping and community amenities.

How often is the rent reviewed?

Your rent is reviewed once a year and adjusted in line with the Retail Price Index (RPI), so you’ll always have clarity and predictability when planning your finances.

What happens if my circumstances change after I move in?

We understand that life can change. Our wellbeing team can connect you with trusted care partners for additional support if you ever need it. Your tenancy remains flexible and secure, so you can adapt as your needs evolve.

What if I change my mind after moving in?

If you ever decide Birchgrove isn’t quite right, only two months’ written notice is required to end your tenancy. In the event of death, one month’s notice is automatically applied.
